We have negotiated leases on behalf of landlords and tenants in connections with offices, retail storefronts, shopping centers, hotels, restaurants, warehouses, distribution centers, manufacturing facilities, medical office buildings, agricultural facilities, telecommunications facilities, billboards and timeshares. This representation often entails structuring, negotiating and drafting a wide variety of complex and specialized leasing structures including ground leases, build-to-suit leases, lease-purchase agreements and subleases. We also have served as lead counsel in the structuring, restructuring and modification of a number of large-scale, national leasing projects, including sale-leaseback transactions.
Our attorneys also provide portfolio-wide lease and related real estate template agreements, negotiate tenant estoppels, subordinations and related documents, assist clients in the evaluation and analysis of market valuation studies, advise clients in connection with establishing fair market value rental rates and commercially reasonable lease terms, and assist clients in establishing and implementing effective processes and procedures to ensure proper lease oversight and administration.
We know the risks facing each party and work diligently to reduce them by negotiating contracts that clearly state the scope of responsibility and timeline for each party involved. We are undeterred by tight timelines.
By precisely understanding each real estate market we work in, as well as the competing interests of landlords, tenants and lenders, we reasonably and quickly resolve problems for our clients faster than our competition, saving time and money. From negotiating tenant improvements and favorable default structures to advising on lease administration, our clients rely on us to provide practical and proactive advice to help them achieve their business goals.
