Ms. Sper, a partner in the Richmond, Virginia office, has experience in all aspects of commercial real estate, including acquisitions and dispositions; acquisition, construction and permanent financing; loan workouts, foreclosures and the management and disposition of special assets; commercial leasing; and historic rehabilitation and low-income housing tax credit transactions. She devotes a significant portion of her practice to the representation of a major institutional lender in its direct purchase of governmental bonds and also serves as bond counsel and underwriter’s counsel in connection with the issuance of general obligation bonds, revenue bonds and other public obligations.

Ms. Sper’s experience includes the following:

  • Serving as local counsel for a national REIT in closing a $34,250,000 acquisition loan for the purchase of a 900,000-square-feet power and lifestyle center and a $48,750,000 refinancing for a distribution center leased to a major internet retailer.
  • Serving as counsel for a regional health system in connection with its purchase of real property, leasing and related development work in Virginia.
  • Serving as Virginia counsel for the borrower in connection with a $316,850,000 acquisition loan secured by senior living facilities in 22 states.
  • Representing a major institutional lender in connection with a series of amendments to a CAN$315,000,000 credit facility made to an international lumber company, including the financing for the purchase of three mills in Georgia.
  • Serving as local counsel for the borrower in connection with a $655,000,000 loan to a national warehousing and logistics company.
  • Serving as Virginia counsel for a surgery center in connection with a $7,100,000 term loan and a $500,000 line of credit.
  • Representing an institutional lender in closing loans secured by solar energy facilities.
  • Closing commercial real estate loans for various institutional lenders and a regional life insurance company.
  • Negotiating commercial leases for a developer of historic rehabilitation tax credit projects in Richmond, Virginia.
  • Handling the real estate work for a national developer involved in a $100,000,000 urban renovation project in Richmond, Virginia.
  • Representing the Virginia Retirement System in the purchase and sale of real estate throughout the country.
  • Representing a national chain in the acquisition of bowling centers throughout the country.
  • Serving as tax credit counsel to a major financial institution investing in historic rehabilitation tax credit transactions across the United States.
