Ms. Isaac’s real estate and finance practice includes the representation of developers and syndicators with respect to the acquisition and construction of shopping centers, hotels, apartment complexes, warehouses and office parks for properties located throughout the United States, the drafting and negotiation of commercial leases, the representation of institutional and private lenders with respect to the closing of construction and permanent financing and asset-based lending and the workout and restructuring of loans. She is experienced in corporate matters, including the formation of corporations, limited liability companies, partnerships and joint ventures, as well as in the representation of franchisors and franchisees.

  • Representing Gwinnett County with the expansion of the Gwinnett Civic and Cultural Center located in Duluth, Georgia. This is an $88 million project which includes a 13,100-seat arena and a ballroom that can seat 1,500 people. Ms. Isaac represented the County as special counsel in the negotiation of intergovernmental contracts and construction contracts necessary for this project.
  • Representing the developer of the 2828 Peachtree Condominium, a 31-story high-rise luxury condominium being constructed on Peachtree Road in the Buckhead district of Atlanta. Ms. Isaac negotiated and closed the financing documents for the $26,000,000 construction loan, drafted and negotiated the construction contract and served as counsel for the developer in all phases of the construction of this project.
  • Representing the developer of the Sterling at the Park Apartments in Midtown Atlanta. Ms. Isaac represented the client in the negotiation of loan documents, construction contracts and Internet providers and addressed the client's concerns with respect to mechanics’ and materialmen's liens.
  • Representing the developer in the closing of a $13,086,700 Housing and Urban Development (HUD 221(d)(4)) construction and permanent loan. This project is a luxury multifamily apartment project in Savannah, Georgia. Ms. Isaac represented numerous other developers of projects pursuant to the HUD 221(d)(4) program and has assisted clients with both the refinancing of projects pursuant to the HUD 223(f) program and the transfer of physical assets (TPA).
  • Representing the purchaser of an existing multi-use Alzheimer’s nursing home and assisted living facility near Tampa, Florida. This project involved the issuance of tax-exempt bonds and the later expansion of the development to include the construction of a 42-bed Alzheimer’s/Dementia Center.
  • Representing clients in a series of structured finance transactions totaling more than $200 million in tax-exempt bond financing and involving multifamily residential housing developers and projects located in 15 states.
